Buying property in São Paulo

São Paulo had 11,451,999 residents in the 2022 census, within the municipality alone. For a property buyer, the most important part of that scale is how differently an ordinary week can work from one address to the next. A home near your office may leave you with a longer school run. A building beside a park can make a daily walk easy while putting other errands on a different route. Start with the places you need to reach repeatedly, then test the actual journeys from the homes you like.

Who might buy here?

São Paulo is worth exploring if you want a primary home near work and services, or a base for regular stays in the city. Think about what you want to do on foot, where you expect to drive or take transit, and which trips must work even at busy times. Compare the entrance of each building or house with the actual gate, station or destination you would use.

If you fly frequently, test the journey from each shortlisted home to your actual airport. Guarulhos (GRU) has CPTM rail access and a terminal shuttle. Congonhas (CGH) is a separate airport within São Paulo. Check both routes if you regularly connect between international and domestic flights.

What to compare first

When you buy property in São Paulo, the asking price is only one part of the decision. For an apartment, compare usable space, parking, monthly condominium charges and major work the building has planned. For a house, consider the plot, maintenance, and the practical cost of leaving it vacant between visits. The area comparison helps narrow the search. Use the property brief to keep track of the questions you want answered before a viewing.

Property Purchase and Insurance in São Paulo

CS supports international buyers in English and Portuguese, including clients from the US, Canada, the UK and elsewhere in Europe, Australia, and other parts of the world.

How CS works with local realtors in São Paulo

Camila Saunier International Realty coordinates your search. Local realtors in its franchise network help identify homes, check local details and arrange viewings. Start with your budget, preferred property format and the addresses you need to reach most often. A local realtor can explain the brokerage arrangement in writing. The seller customarily pays the commission, which the buyer and seller representatives typically share. Confirm the terms for the property.

For an apartment, request the latest condominium budget, meeting minutes, planned assessments, parking arrangements and any renovation rules. For a house, check the parcel, maintenance commitments and access at the times you will use it.

Insurance agent in São Paulo

Ask CS about property insurance for the home and how occupancy affects the information an insurer needs. If you plan to rent while searching, ask about rental guarantor insurance. CS can also help with health, life and car insurance as part of a move or a part-year stay.

Currency exchange and nonresident banking

If you will fund the purchase from abroad, discuss the currency exchange and transfer process before agreeing to a payment timetable. CS can also help coordinate nonresident bank account opening. Requirements and timelines depend on the provider and your circumstances.

Questions about buying in São Paulo

Why is an area I know missing from the shortlist?

The nine come from the latest municipal payment-month sample with usable neighborhood labels and at least 30 eligible records per area. The ranking can shift with coverage and the homes sold. You can still use the citywide property search or ask CS to include another area in your brief.

What should I compare before booking viewings?

Start with two areas, then find an actual address in each. Check your main weekday journey and one weekend destination. Ask for the current condominium charge or expected house upkeep, and compare which costs recur even when you are away.

Does the sale median tell me what I should offer?

Use it to understand the sample and to start a search. Set an offer after checking recent comparables for the same type of home, the condition, usable area, running costs and what is included with the property.
