A rental guarantee, explained before you commit.

Rental guarantee insurance—seguro fiança locatícia—is a Brazilian insurance product that protects the landlord against covered rental defaults. It may serve as the agreed guarantee for a lease, subject to the insurer’s approval and the landlord’s acceptance.

What Americans should understand first.

When you rent a home in Brazil, the landlord may request a guarantee for the tenant’s obligations. A personal guarantor, called a fiador, is one approach. Seguro fiança is another product to discuss with the landlord or managing agent. It can be relevant when you do not have a suitable personal guarantor in Brazil.

Despite the familiar word “insurance,” this is not US renters insurance. It does not primarily insure the tenant’s belongings, and paying its premium does not eliminate the tenant’s obligation to pay rent or other amounts due under the lease.

We work with top-tier companies and select suitable options based on the lease requirements and your situation. The useful starting point is the property, proposed rent, application timeline and the guarantee the landlord is prepared to accept.

Who is protected—and who still owes the rent?

01

The tenant

Applies for the guarantee and remains responsible for the lease obligations.

02

The insurer

Reviews the application and, if approved and issued, provides the contracted guarantee.

03

The landlord

Is the insured party for covered losses under the policy.

Unpaid rent is the basic coverage of Brazilian rental guarantee insurance. Additional coverages can address other specified obligations, depending on the policy and the landlord’s requirements. The proposal should identify exactly which items are included.

If the insurer pays the landlord for a covered default, the tenant’s debt does not simply disappear. The insurer may seek recovery from the tenant under the applicable arrangement. This is one of the most important distinctions to understand before choosing the product.

What can be included in the guarantee?

Depending on the product, additional coverage may be available for items such as condominium charges, property tax, utilities or specified property damage. Availability, limits and claim conditions vary. An item listed in your lease is not automatically included in the insurance.

Ask the landlord or agent for the required guarantee terms before requesting a comparison. Then check whether the proposed policy actually meets them. A mismatch can delay a lease even when a tenant has been approved for a different set of terms.

Review how the policy relates to the rental agreement, including the parties’ names, address, rent amount, start date and selected obligations. Changes to the lease may require a corresponding review of the insurance. Renewal, cancellation and replacement also deserve attention before signing.

Insurance premiums and security deposits work differently.

What is the payment for?A premium for the contracted insurance guarantee.Money held as security under the rental arrangement.
Is it refunded after an uneventful lease?Do not treat the premium as refundable savings. Cancellation adjustments depend on the contract.Return depends on the lease, applicable rules and outstanding obligations.

Compare the total cost, cash required upfront, payment schedule and conditions over the expected rental period. An installment amount alone can make it harder to understand the overall expense. Ask what happens if the lease ends early rather than assuming every payment is recoverable.

Applying when your income or documents are overseas.

An American relocating to Brazil may have income, banking records or tax documents issued abroad. Each provider sets its own underwriting and documentation requirements. Acceptance of foreign income should be checked early, particularly if your move depends on securing a specific property.

Expect questions about identity, a CPF, financial capacity and the proposed lease. The exact documents and any alternatives depend on the provider’s assessment. A translated explanation of your situation can help organize the application, but it does not guarantee approval.

A retiree receiving US income, a salaried employee and a business owner can present different documentation. Tell us how your income is received and when you need a decision so that the next steps reflect your circumstances. Do not send sensitive financial or identity documents until the appropriate submission method and requirements have been confirmed.

A practical sequence for your lease.

  1. Confirm the landlord’s requirements.

Establish whether rental guarantee insurance is accepted and which obligations must be covered. Obtain the proposed lease terms.

  2. Check eligibility and documents.

Review what the provider needs for your application, including how overseas income will be assessed.

  3. Review the full proposal.

Compare the premium, total payment obligation, coverage limits, policy term and cancellation conditions.

  4. Coordinate issuance with the lease.

Confirm approval, effective dates and the landlord’s acceptance before treating the guarantee as complete.

Allow time for additional questions. A quote request, preliminary indication or submitted application is not the same as an issued and accepted guarantee.

Frequently asked questions.

Can I rent without a Brazilian personal guarantor?

Seguro fiança may be an option if the landlord accepts it and the insurer approves your application. It should be evaluated for the specific lease. No guarantee format can be assumed acceptable to every landlord.

Does approval depend on having Brazilian income?

Providers have different underwriting rules. Foreign income and supporting documents need individual review. Ask about your income source at the beginning of the process so that you can understand any limitations before committing to a timeline.

Will this protect my furniture and electronics?

Rental guarantee insurance serves the landlord’s covered rental obligations. Coverage for your personal belongings generally belongs in a separate home or contents insurance discussion. Review both needs if you are moving into a furnished or unfurnished home.

How much does seguro fiança cost?

The premium depends on the application, rent, selected coverages and provider terms. Request a written proposal with the total cost and payment schedule. A single advertised percentage or universal price would not accurately describe every tenant’s situation.

What if I move out early?

Review the lease termination and insurance cancellation procedures together. Ending the lease does not justify assuming the policy automatically ends or all premiums are refunded. Confirm the required notices, documentation and any remaining obligations.
